The Costa-Hawkins Rental Housing Act

Oakland and other East Bay cities have laws that control the rents that landlords may charge their tenants. The Costa-Hawkins Rental Housing Act is a State law that permits a landlord to raise the rent to market to a subtenant or or assignee when the last original occupant who took possession pursuant to the rental agreement no longer permanently resides in the unit. The Act also allows landlords to generally raise rents, at any time, to tenants residing in single family homes and condominium units. The Act was intended to grant landlords relief from rent control when a unit becomes vacant and where a single unit is involved. Lately, there has  been talk about repealing the Act.

This program will cover the nuts and bolts of the Act, some case examples, and a discussion of the future of the Costa-Hawkins Rental Housing Act.
